What A Tangled Web We Weave, When We Try To Deceive!

Listing and selling real estate is a very stressful profession.  Working on a commission basis is always stressful, since we need income every month to survive.  Yet, there are many agents who have little or no monthly   income, yet they continue to represent themselves as real estate sales agents. For what purpose would a broker/owner maintain that affiliation with a non-productive sales agent?  Every individual on the roster costs the broker/owner money every month.  Every desk that’s occupied by an agent has a dollar amount attached to it.  The majority of the agents who have no significant income either have a built-in support system called a spouse, or they have another job that pays the bills.  With either scenario, this is a reflection of a real estate office that wants the presence of having clout.  Perception becomes reality in real estate, and this holds true for the perception of real estate offices.  To the general public, an office with 100 agents appears to be a large, well-staffed firm, but in reality, it might have a few productive agents with plenty of dead weight. Making A Winter From Hell Result In Business As Usual

The winter real estate market of 2015 in Franklin MA has been as painful to real estate agents as having a tooth extracted without Novocain.  As with most dental work, the pain does fade away; and, so too, will this real estate market improve. My mission during this paralyzing period of time has not changed.  I’m the marketing agent, and I have provided online and offline marketing with the intension of preparing homeowners with the thought of placing their homes on the market in the spring.  Making lemonade out of the sour lemons that were delivered to us by Mother Nature has been challenging.  The more willing we are to be challenged and stand strong through those rough times, the more powerful the results.  The town of Franklin MA experienced 9 closed transactions in February.  That’s a reflection of our “frozen market.” Every morning that begins with a temperature reading above zero, and the sun shining through, is a day that has potential for new business.  When we experience a reading over 32 degrees, we are searching for the beach chairs and buying our beach stickers for days on our Cape Cod Beaches.    When we consistently focus on our job description, we will always find ourselves ahead of the pack and business flowing our way.  The phones have started to ring for us and business will soon rally.  The sun will always shine, even with 8’ of snow on the ground.  It just takes a while longer to dry out, after the snow melts, and our smiling faces will be appearing at your door for our next listing presentation. Monday Morning Motivation & Inspiration from Bill Wright, Broker/Owner

  Looking for Success?   Good morning!  I hope you had a wonderful weekend…a wonderful real estate weekend and you were able to spend time with friends and/or family.    This Thursday we have our annual company meeting at the Double Tree Hotel in Milford.  It starts at 3:30 sharp and I certainly hope to see you there.  Our theme for this year is The Happy Secret to Success.  At the meeting we will review market trends, provide updates on the strength of the power of RE/MAX, and share some of the happy secrets to success.  In order to get the most from this meeting, I think establishing a foundation of success might be helpful. Each of us has our own definition for success. If you were to ask a group of people “What does success mean to you?” -- you would find many answers. Some people think financial security means success, while others think it means advancing their career, winning a championship, driving a fancy car or owning a beautiful home. Everyone has their own definition of success.  No matter how someone defines success, success is not just one thing, but a bundle of attributes which define who they are. Most people’s desires, dreams and vision have one common element…a desire for fulfillment. Most people would agree fulfillment is the true measure for success. As it has been said by many great people “happiness is the key defining element of success.” So what is the difference between success and fulfillment?   Typically success is measured by standards outside of ourselves. Others can look at you and judge you as successful (or not) based on what they see. If the world judges you successful, it usually means that you have achieved something great, risen to the top, broken a record, amassed a fortune or recognized for a major achievement. Being the best at something allows you to show the world that you are successful.     Fulfillment is quite different from success. Fulfillment is internal and comes from within. Because fulfillment is internal, it is sometimes very difficult to look at someone and decide if they are fulfilled.  In my experience, when someone has the feeling of fulfillment, they seem to radiate to the world the fact they have achieved success. Success can exist independently without fulfillment, but when someone has both, it is a beautiful thing.   So how would you define success? However you define it, I truly hope you can combine your achievement of your goals along with the fulfillment in your personal life.   Something to Think About:   In the real estate industry, much emphasis is placed on success through the achievement of production.  It is easy to look at those who have achieved success and status based on their sales production and say he/she is successful.  But are they fulfilled? Do they radiate that certain aura that says they are truly happy with their life?  Most of the successful real estate agents have success and fulfillment, but not all.  If not, what comes first…their success or being truly happy with their life?   Closed Single Family Homes For The Month Of February 2015 in Franklin MA   This has been an unusually extreme winter in New England, and the Franklin MA real estate market took it on the chin.  There was only one day in February that was above freezing, and it snowed every day throughout the month with the exception of 9 days.  Our worst snow storm dropped 3’ of snow in a day and a half.  There were 9 single family resale homes that closed in a town of 7,500+ single family homes.  There are hundreds of real estate agents that work in our marketplace, and only 9 homes closed.  We are experiencing a sellers’ market with only 3 months on inventory remaining.  The range of prices range from a low of $250,000 to a high of $795,000.  The average sale price was $431,330. The snow will be melting very soon, and spring is just around the corner.  The time to sell is now.  The inventory is very low, and there is a great need for “fresh, new listings” to hit the market. Most Prospect For Buyers & Sellers...We Prospect For Gold!!

The town of Franklin MA is experiencing an extreme sellers’ market, and there is a great demand for fresh, resale inventory.  On the flip side of this equation is the new construction market.  Builders are buying parcels of land faster than a nail gun can shoot a nail!! Builders and agents who search for tracts of land are now focused on securing “approved” subdivisions.  If an approved subdivision is purchased, the shovel can go into the ground the day after closing.  This opens up an entirely new landscape for the agent and potential buyers in the area. My team is in the process of negotiating two of these entities, and the results will be instant inventory of us.  When resale properties are scarce, and new homes are plentiful, the buyers will be taking numbers and waiting in line every weekend to see the model home, just as if they were at the deli!! Another positive result to new construction sales is that the resale market gains strength.  The majority of new home buyers have a resale home to sell before they can buy.  That scenario equates to our shelves, again, being restocked with a variety of resale homes. New construction is responsible for many positive factors within a community.  It brings in additional tax money; it improves the profits of retail businesses within the community; it provides employment for laborers and those skilled in the trades; and the real estate market flourishes in that community.  The demand is so great for housing in our community that builders are purchasing multiple parcels with different concepts and building them simultaneously.  New homes are a pleasure to market, and they are a magnet for all potential home buyers.  Many buyers will visit new construction sites, even if they don’t qualify, just to investigate what is available for a new home in the area.  No one pays more for a resale than they would for the same home but new.  Potential buyers will surface at open house events, and the buyer leads generated from new communities are overwhelming.  One new construction site is a “gold mine” to a real estate team, and we are well versed in securing those gold nuggets.  Most real estate agents prospect for buyers and/or homeowners.  We prospect for gold!!!     Barbara Todaro, sales manager of RE/MAX Executive Realty  Team Leader of The Kuney-Todaro Team 308 W. One Focus To Another To Remove Distractions...Market With A Clear Mind

When we market, we must be in the right frame of mind and be able to focus on our subject matter.  We need to be clear-minded and think about nothing other than the topic that we are reducing to writing.  How do you clear your mind of all other thoughts? What works best for me is to focus on something other than marketing, in order to clear my head.  My passion is to workout with resistance bands, even if it’s for 20 minutes.  To focus on the routine that I do is a great diversion and a successful way to remove every stressful situation that occurred throughout the day. It’s imperative that we have more than one method of distraction from our normal work routine.  We each need to have another activity that requires us to refocus, in order to perform it properly.  Learning to stop one activity and change our focus to another is a skill that requires practice, but when you master it, you will understand why it works well. Whenever we receive a phone call for a market analysis, we always ask the caller where he/she found us.  We usually receive the same two answers, and they are either via a “postcard” or the answer is “we see you everywhere.” Whenever we hear the latter answer, I know that there are a combination of offline marketing methods that are working.  Putting online marketing aside, we have postcards that are mailed to every single family home in town; there are yard signs throughout the town; and there is a full page ad in the local newspaper that focuses on a Free Market Analysis offering. At a certain point, you will not know where your business is coming from because there is such a variety of marketing being presented to the public.  Our offline marketing is powerful because one method will complement the others.  If someone sees one piece, they may remember it; but if many pieces are seen with a variety of sources, they won’t forget you.   The competition is greater online than offline.  Offline marketing costs money; online is free or costs pennies.  I want results, and I want them quickly.  It’s more important for me to spend the money and receive the business as soon as possible.  Again, we need to spend money to keep it flowing consistently.  We always receive a good return on our investment, and that’s called “good business.” Barbara Todaro, sales manager of RE/MAX Executive Realty  Team Leader of The Kuney-Todaro Team 308 W. How Often Do You Get "Sucked In?"

I just read a post written by Jenna Dixon titled “Resisting the Emotional Vortex” and I thought I’d share my thoughts on this topic.  We are in a business that demands consistent marketing and focus that should not be interrupted.  We are surrounded daily by external forces that challenge us. It’s easy to surrender to those external forces that have the potential to destroy or direct a career in the wrong direction.  It’s a common occurrence for real estate agents to veer off track because of someone distracting us.  Why do we allow this to happen?  We need to learn to put those blinders on and focus on our daily routine.  We need to stay on track and be oblivious to everything that may divert our attention from our daily routine to busy work or nonproductive activities. We are not the maid or the delivery person or the errand girl or the chauffeur.  We are the real estate agent who has a job description that describes us as the person who guides the client to the closing table.  We don’t participate in physical work or financial situations.  We need to learn to say “no” and not waiver from that answer.    Our strength and determination to stay the course will define our ability to remain productive.  If we weaken and lose control of our main focus, we can expect to lose financial opportunities.  I always called this whirlwind method of working “getting sucked in.”  Allowing clients and other agents to “get you sucked in” is no one’s fault but your own.  Don’t let it happen! Be Mindful of the “DASH”   Good morning! I hope you had an amazing weekend and thoroughly enjoyed our first day above freezing in what seems like a month!  Oh boy, now onto the next cold spell.   Over the past couple of weeks I had the opportunity to do some reflecting.  What came to mind was the old question which you may be familiar…“What will your dash say about your life?”  Please let me share the story and as it is a great story.  As an example, earlier this month we celebrated the birthday and life of Abraham Lincoln.  His tombstone reads, “Abraham Lincoln 1809-1865,” which tells us that he was born in 1809 and died in 1865, but it doesn’t tell us anything about his life.  The “dash” is what he did in his life.  In addition to being President, he literally held the United States together when it might have split apart, he freed the slaves, and he was a powerful orator whose vision and speeches moved our nation.     The dash symbolizes our entire life – the time that we have to create meaning for our family, our communities, our country, our work and ourselves. We are responsible for what we do with our lives. We are the ones who will one day look back and determine whether the life we lived was happy and fulfilled.  Like Lincoln, we don’t know when that life will end, so each day should be lived with purpose.  Make every moment matter!    Something to Think About…   The first time I heard someone talk about the “dash”, I had never thought about one short symbol representing everything that I will do in my lifetime.  But then again, life is short so maybe it is appropriate.  When you think about the “dash” – your life between birth and death – what do you want it to say about you?  What’s most important?  How are your relationships?  What gives you joy and a sense of inner peace?  It’s your dash ­­– what will it say?     Words of Wisdom   “Your life is a book; make it a bestseller.” – Shanon Grey   “I am a perfectionist, but I know how to live life.
